A focused practice in high-rise roofing and roof inspection.

Skyscraper roofs operate under exposures that low-rise buildings never see — extreme uplift, thermal cycling, and access challenges that demand specialized engineering. Our practice exists to serve the buildings tall enough to need it.

01

Roof Condition Assessment

Comprehensive evaluation of existing high-rise roof assemblies. Visual survey, infrared moisture imaging, core sampling, and remaining-service-life analysis delivered in a stamped report suitable for capital planning.

02

Pre-Acquisition Roof Due Diligence

Independent roof assessment for buyers of commercial high-rise property. Replacement cost analysis, deferred maintenance schedules, and remaining service life integrated into ASTM E2018 PCAs.

03

Roof Replacement Design

Full design specifications for tear-off and re-roofing of existing high-rise structures. Wind uplift calculations to ASCE 7, manufacturer-independent system selection, and construction documents.

04

Construction Observation

Independent third-party observation throughout re-roofing operations. Daily inspection reports, milestone verification, and warranty advocacy on the owner's behalf — never the contractor's.

05

Forensic Leak Investigation

Root-cause investigation of persistent leaks, premature failures, and water intrusion events. Electronic leak detection, flood testing, and litigation-ready documentation including expert testimony.

06

Wind Uplift & Hail Evaluation

Post-event assessment following high wind, hail, or snow load events. FM Global compliance review, insurance claim documentation, and recommendations for restoration or replacement.

Roof Systems

Manufacturer-independent expertise across every commercial roofing system.

We hold no allegiance to any manufacturer. Our recommendations are based on building-specific exposure, lifecycle cost, and the realities of high-rise installation — not on preferred-vendor agreements.

Modified Bitumen

SBS · APP · 2-Ply & 3-Ply

Heat-welded and cold-applied membrane systems for high-traffic and mechanically-loaded high-rise applications.

Single-Ply Membranes

TPO · PVC · EPDM

Mechanically-attached, fully-adhered, and ballasted thermoplastic and thermoset membrane assemblies.

Standing Seam Metal

SSMR · Architectural

Steep-slope metal panel systems including snap-lock and mechanically-seamed profiles for skyline-visible assemblies.

Built-Up & Coal Tar

BUR · Hot-Applied

Multi-ply hot-asphalt and coal-tar pitch systems on legacy high-rise structures requiring specialized assessment.

Vegetated & Blue Roofs

Extensive · Intensive

Engineered green roof and stormwater detention assemblies with structural load coordination and drainage design.

Liquid-Applied

PMMA · Polyurethane · SPF

Seamless fluid-applied membranes for complex geometries, restoration of aged systems, and penetration-dense roof areas.

Photovoltaic Integration

Ballasted · Penetrating

Coordination between rooftop solar arrays and underlying roof assemblies — including warranty preservation and uplift analysis.

Spire & Mansard Roofs

Heritage · Architectural

Specialized inspection and design services for crown features, decorative spires, and architecturally significant high-rise rooflines.

The Principal

A skyscraper roof is the most exposed structural element on any building — and the one most often overlooked until it fails. Our practice exists to give it the engineering attention it deserves.

By the Figures

A practice defined by the towers we have surveyed.

Numbers tell only a portion of the story, but they tell an honest one. These are the metrics we measure ourselves against, and the standards we have held since our founding in 2007.

A Standard of Care

The roof is the single most exposed component of any tall building. It deserves more than a contractor's estimate.

The Process

A four-stage protocol for every high-rise roof engagement.

From the first phone call to the bound report, every engagement follows the same deliberate cadence — refined across hundreds of high-rise rooftops.

Also of Note

Adjacent practice areas.

While the bulk of our caseload is high-rise roofing, our credentials extend to other tall structures. We accept select engagements in the following areas where they align with the schedule and capabilities of the practice.

Antenna & broadcast towers
TIA-222 compliant inspection of guyed and self-supporting communication structures.
Long-span bridges
FHWA-compliant routine and fracture-critical inspection of steel and concrete bridges.
High-rise façade assessment
Anchor pull-testing, sealant evaluation, and curtain-wall inspection by rope access.
Selected Work

In the words of those who have retained us.

Building names and ownership are withheld in the interest of our clients' privacy. Detailed references are provided upon request and following an initial consultation.

Halcourt's roof report saved our acquisition. Their thermography revealed three acres of saturated insulation that would have cost us seven figures within five years. We engaged them on every high-rise transaction since.
